On 25 June 2014 the ATO issued a taxation ruling on effective lives of depreciating assets, effective for the year beginning 1 July 2014: taxation ruling TR 2014/4 Income tax: effective life of depreciating assets (applicable from 1 July 2014). Effective life determinations made to date are consolidated in Tables A and B in the Schedule to the ruling.

The Australian Tax Office (ATO) has updated the effective life of some depreciable assets. When determining the effective life of assets used in commercial buildings, non-residential property operators would need to refer to assets such as carpet, hot water systems and blinds on Table B. The non-residential industry category on Table A has now been populated with all the relevant assets, allowing commercial property owners and their Accountants to find the effective lives of assets easily. A number of industries were recently affected by the ATO Tax Ruling 2015/2 that came into effect on 1 July.
